Laytonville Ecovillage Real Estate

How many parcels are there?

There are a total of four parcels. Parcels #1-3 are two acres each and Parcel #4 is four acres. 

What’s the zoning?

Rural Residential 1

What’s for sale?

Currently there are two two-acre parcels at $149,000 and one four-acre parcel for $199,000.

Parcel #1 with the house is listed at $450,000.

Why are the parcels configured the way they are?

The original parcel was ten acres and in order to legally build more than two single-family homes, the county and state require subdividing. The parcel is a long narrow rectangle and could only be subdivided along those lines.

How many homes can each parcel support?

Each parcel can support two single-family homes.

How big can each home be?

The size of a home is partially based the size of the septic system in terms of the number of bedrooms each parcel can support. Each parcel has engineered septic systems that can support four bedrooms. Thus, you can build one four bedroom home or two two-bedroom homes, etc.

Why are the parcels on septic instead of a municipal wastewater system?

Laytonville does not have a municipal wastewater treatment facility. The entire town is on septic.

Can you owner finance?

Not at this time. The lender will not allow it.

Can I buy a parcel outright?

Yes.

Can I share ownership with someone else?

Yes.

Where does the water come from?

Parcel #1 has a deep abundant well. The undeveloped parcels will either require drilling a well, rainwater catchment, or having water delivered. County water is not available at this time. 

Is there power?

Some of the parcels have access to grid power, others do not. The grid can be delivered to all parcels or you can utilize renewable energy systems with back-up generators.

Can we share power generation?

Yes. A community solar grid is possible.
